CURRENT RULE

FEMA DR-4945 (Ohio, Aug 2026 storms): 7 counties declared. Per lender policy (Averra), appraisals dated on or before Aug 22, 2026 on properties in the affected counties require re-inspection. Policy runs through Jan 30, 2027. California law (effective Jan 1, 2027): AB 1842 creates a statewide disaster forbearance framework. AB 1847 extends LA wildfire forbearance to 24 months.

DON’T MESS UP

  • Check FEMA declarations for every file at application and again before closing. New declarations happen constantly.
  • Re-inspection rules vary by lender. Ask before you schedule.
  • For California borrowers affected by disasters, forbearance options expand Jan 1, 2027 under AB 1842 and AB 1847.
