Appraisals: UAD 3.6

CURRENT RULE

Starting Nov 2, 2026, new Fannie Mae and Freddie Mac appraisals first submitted to UCDP must use the new UAD 3.6 format. The date that counts is first submission to the portal, not the order or completion date. Lenders that can’t make the switch can request a one-time GSE exception to keep submitting UAD 2.6 through May 19, 2027 (each lender needs its own approval; announced Sep 30). From Mar 1, 2027, UAD 2.6 reports lose some representations-and-warranties relief and get a CU risk score of 999. FHA allows UAD 3.6 optionally with no mandatory date yet. VA is business as usual for now.

  • May 19, 2027: end of the exception window for approved lenders.

Appraisals are switching to a new report in November. We’ll order the format your lender needs so we don’t pay for it twice.

DON’T MESS UP

  • Ask the lender which format to order before ordering. Don’t mix formats on one FHA case.
  • Don’t say the switch “got delayed.” The mandate stands; the extra time is lender-by-lender via exception.
  • PRMG: new format on conventional as of Oct 1, order via Appraisals@prmg.net (not Reggora). Not on FHA yet.
  • Nations Direct: conventional and Non-QM orderable in the new format from Oct 12; FHA 3.6 available on request.
