CURRENT LIMITS

2026 (official): 1-unit $832,750; 2-unit $1,066,500; 3-unit $1,289,100; 4-unit $1,601,950. Early 2027 (lender estimates lenders are honoring now, official FHFA announcement expected Nov 2026): UWM 1-unit $847,440 / 2-unit $1,085,059 / 3-unit $1,311,535 / 4-unit $1,630,005. Nations Direct: 1-unit conforming $845,000, high balance $1,267,500. PRMG: 1-unit $845,000.

Loan limits are going up. Some lenders will honor next year’s limits now, which could mean better pricing on a loan that’s tight today.

DON’T MESS UP

  • The 2027 numbers are lender estimates until FHFA announces officially (expected Nov 2026). Don’t quote them as final.
  • Confirm the lender honors the early limits before running pricing. Not all do.
  • High-cost-area limits differ from the baseline. Check the county, not the state.
