Clear to close means every condition your lender asked for has been satisfied and signed off, and your loan is approved to move to final documents. It is the last approval before you sign, and for most buyers it is the most reassuring email in the entire process. Here is what it unlocks, and why your contingencies come off now.

What clear to close actually means
Clear to close is a huge milestone, and it is worth being excited about. You are over the hump. Any conditions we had with the lender have been satisfied and signed off.
There may be some lenders that let us push a few things condition wise, but nine times out of ten this means we are in the clear. It is the last approval standing between you and the signing table.

What it unlocks
When the lender issues clear to close, they are saying you are good to draw final loan documents, schedule that signing, and then close the loan. Those three steps happen in that order, and each one has its own timing.
Signing, funding and recording are three separate events, which is why clear to close does not mean keys in hand the same day. It means the paperwork can finally be produced.

Why your contingencies come off now
For all intents and purposes, if we have reached clear to close, the appraisal is fully signed off and the loan is good to go. That is the point at which releasing your remaining contingencies makes sense.
You want to buy the house, and at this stage we are ready. Releasing contingencies before this point is where buyers get exposed, which is why we advise on it file by file rather than by a calendar date.
