A quiet week — two must-knows, plus lender notes and watch dates:

• UAD 3.6 is live today, Nov 2, 2026. Fannie Mae and Freddie Mac now want new appraisals in the UAD 3.6 format. A lender that is not ready can hold a one-time exception and keep the old format through May 19, 2027 (Fannie LL-2026-08). LO action: confirm the lender’s accepted format before ordering the appraisal. (appraisals library)
• Nov 30 retirement of the older enhanced DU Underwriting Findings reports is DELAYED. Fannie’s DU 12.1 Integration Impact Memo was updated Oct 29, 2026; a new retirement date will be announced in Q1 2027. The Nov 13 occupancy flag and Nov 14 job rule still land on schedule. LO action: do not treat Nov 30 as a cutoff for the older enhanced findings reports; keep using them until Fannie announces the new date, and prepare for the Nov 13/14 changes as planned. Lender notes: Averra Flex DSCR additions (Oct 29): prepay penalty only on sale/refi/paydown over 20% per year, delayed financing in an LLC needs only 51% borrower ownership, ADUs allowed on 2-3 unit properties, cash-out with POA allowed; the 0.75-0.99 DSCR band needs a 680 minimum FICO; Averra USDA FY2027 funds available and holiday closures (Nov 11, Nov 26-27, Dec 24-25); PRMG loaded the new rental income rules into its Fannie profiles (usable now, required for applications dated Dec 1, 2026 or later); Spring EQ promos and the NewRez 31 bps special both ended Nov 1.
