The 5 things to remember from September:

  1. New appraisal format starts Nov 2, but lenders that aren’t ready can request an exception (announced Sep 30).
  2. Fannie’s new rental income rules required for applications dated Dec 1 or later (moved from Nov 1).
  3. DU 12.1 is live (Sep 25): stricter on occupancy and appraisals, easier on new salaried jobs.
  4. Freddie lets savings and investments count as income more easily (divide by 180).
  5. VantageScore 4.0 is open on Fannie/Freddie now; FHA adds it Jan 1, 2027.
