• VantageScore 4.0 open to all approved lenders (Fannie LL-2026-06, Freddie Bulletin 2026-H, effective Sep 9). One model per loan, same model for all borrowers. Manual underwrites stay Classic FICO.
• FHA: Jan 1, 2027 for VantageScore 4.0 and FICO 10T (case numbers on/after; FHA INFO 2026-21).
• Departing residence deep dive (Fannie SEL-2026-08, then slated Nov 1, later moved to Dec 1). No lease for qualifying rent on the departing home; market rent via appraisal/1007/3-comp tool; 75% of market rent minus full PITIA; positive amount only offsets that home’s payment; reserve rules for newer landlords.
• Freddie manufactured homes: some homes moved from another site may be eligible with hard conditions. Confirm the lender.
